Simply Put:

For 2.5% Listing Commission, We advertise and show your property.
For 1.5% Listing Commission, You advertise and show your property.

Real estate agents and brokers do their property searches through the Realtor MLS (Multiple Listing Services). This service is only accessible to licensed Realtors. Their commission comes from the sale of home and properties through MLS, and therefore are highly motivated to bring their buyers to you.

As an Example of a real estate transaction, the listing agent normally receives 1/2 of the contract sale price, and the selling agent receives the other 1/2. If you choose to take advantage of this special offer, you eliminate the full commission to the listing agent, therefore, saving approximately 1/3 of the commission.
